Rancho Mirage Real Estate
Desert Living, With the Details in View.
Rancho Mirage real estate brings together established club communities, condominium neighborhoods and newer home designs. Start with the setting that appeals to you, then compare the floor plan, ownership costs and everyday places that would make it feel like home.
Traci Sadler, REALTOR®, helps buyers and sellers work through those decisions. Explore the community and school directories below, take a closer look at lease land, and bring Traci the properties or questions on your list.
Choose the Setting, Then Check the Address.
More Than a Club Name
A country-club address does not tell you every cost or benefit. Start with the home’s legal association and the membership you would actually use. At The Springs, for example, Community Membership and optional golf are different arrangements. [8]
Land Matters Here
Parts of Rancho Mirage lie within the Agua Caliente Indian Reservation. That makes title and land-agreement review relevant to some searches, not a reason to label the entire city as lease land. Use the land section below to get oriented. [1]
Test an Ordinary Day
Try the trips to work, groceries, appointments and the schools or activities you plan to use. Notice shade, outdoor space and street conditions from the actual home—not just its distance from a landmark.
Find a Rancho Mirage Home That Fits Your Plans.
A home search works better when the budget includes the property’s ongoing obligations. Tell Traci your timing, preferred home type, and the features that matter most.
Bring the community names that interest you, any preference for owned versus leased land, and the maintenance you would like to handle yourself. A condo, a detached residence and a builder offering deserve different questions.
Already have a property in mind? Send the address or listing link. Traci can help organize a comparison and identify the documents to request before the next step.
Residential Communities in Rancho Mirage.
Use this selected directory to start a focused conversation, not as a claim that every community has homes available today. The names come from club, association, builder and public listing records. Individual properties still need their own ownership and document review.

Del Webb Rancho Mirage: A Separate 55+ Comparison
Del Webb Rancho Mirage is identified as an age-qualified, 55+ community. Compare the current association documents, occupancy and guest rules, available homes and recreation you would use; the age label alone does not explain every requirement. [18] [19]
Keep it distinct from Cotino: Disney’s original Cotino plans describe a mix of all-ages homes and a designated 55+ section. Confirm the rules for the exact homesite rather than treating the whole development as age-restricted. [17]
Compare What Comes With the Home.
The same bedroom count can come with a very different maintenance commitment or club arrangement. These comparisons are starting points for reviewing current documents and touring properties.
Mission Hills Country Club
The club’s history records its development through agreements with Agua Caliente Tribal members. Today, a Mission Hills search should begin with the specific development and association—not an assumed land arrangement for every address. [2] [3]
What to compare: The title, lease or sublease where applicable, separate HOA charges, membership privileges and documents that actually transfer with the home.
The Springs
Its published FAQ distinguishes a resident Community Membership from optional Golf Membership. The stated community benefits include dining, social activities, racquet sports and fitness; an initiation requirement also applies. [8]
What to compare: The current initiation and ongoing charges, maintenance allocation, any assessments and the golf option you would choose.
Sunrise Country Club
Sunrise describes a condominium community with a member-owned club and separately elected HOA and club boards. Its membership choices should be reviewed alongside the residence, rather than inferred from the course view. [9]
What to compare: The condominium documents, maintenance responsibilities, outdoor space and membership category.
Rancho Las Palmas
The association’s community page lists homes alongside shared pools, clubhouse, tennis and golf facilities. Those references give you questions to ask—not permission to assume access to every neighboring resort amenity. [11]
What to compare: The property’s association coverage, pool proximity, patio orientation and the written terms for any club or resort privileges.
Morningside
The Club at Morningside describes a residential community with its own homeowners association. Compare the home and association services separately from the club membership you may wish to obtain. [10]
What to compare: The layout, condition, outdoor maintenance, HOA documents and current club admission terms.
Tamarisk West
Tamarisk West has separately identified associations, including Phase One and Tamarisk West 3. The latter describes its midcentury residential setting; the shared name should not collapse distinct associations into one set of rules. [13] [14]
What to compare: The exact association, exterior and roof responsibilities, renovation approvals, shared facilities and any designation affecting changes.
Cotino
Storyliving by Disney identifies Cotino as a Rancho Mirage community. Home purchases are through independent builders, and Artisan Club participation is voluntary, separately priced and subject to its terms. Homeownership is not automatic access to Cotino Bay. [15] [16]
What to compare: The specific builder contract, completed versus proposed amenities, included features, homesite restrictions, delivery timing and optional club costs.
Del Webb Rancho Mirage
For a 55+ search, examine the present community and the individual resale offering rather than treating an older model-home description as current inventory. Confirm occupancy requirements before relying on the community name. [19]
What to compare: The home’s condition, outdoor space, any solar obligations, association charges and the guest rules that fit your plans.
No builder, association or club affiliation with Traci is implied. Amenities, fees, memberships and availability should be checked directly for the property and intended use.
Indian Lease Land in Rancho Mirage: Start With the Property.
Indian lease land is part of the Rancho Mirage real estate picture, particularly in documented Mission Hills examples. The useful question is not whether the city has a reservation boundary—it is which interest in the home and land a particular purchase would convey.
What the Rancho Mirage Research Supports
Mission Hills Country Club’s own history describes Agua Caliente land-lease agreements made during its development. A closed, broker-origin listing for 133 Desert W Drive expressly identifies leased Indian land. Park Vista at Mission Hills also publishes a link labeled “2022 Master Lease” among its association documents. [2] [4] [3]
These are useful, specific references—not a conclusion that every Mission Hills home is leased or that every lease has the same expiration date. The public document index is not a substitute for obtaining and reviewing the executed lease for the home you are considering.
Official Agua Caliente Land Maps
The Tribe links to a land-status viewer for allotment and ownership information and a separate reservation address finder. Open the original tools to orient yourself; this guide does not reproduce or redraw their map. [1]
Map provider: Agua Caliente Band of Cahuilla Indians · Hosted in ArcGIS · Opens in a new tab. Updated links and instructions are on the Tribe’s GIS page.
Read the map for context, not purchase clearance. A reservation boundary or map color does not establish an active lease, ground rent, renewal rights or financing eligibility. Match the parcel number and legal description to the title and lease documents.
Fee Interest or Leasehold?
A ground lease gives use rights under an agreement rather than fee ownership of the underlying land. Ask title to explain the exact interests in the residence and land being conveyed. [5]
Who Is the Lessor?
Indian trust-land leasing and a private fee-land lease are different arrangements. The BIA expressly notes that a residential lease is not, by itself, proof of trust-land status. [5]
Separate the Monthly Costs
Put land rent beside the mortgage, taxes, insurance, HOA and club charges. Read adjustment provisions and request the current payment statement; another home’s advertised costs are not your budget.
Six Questions Before Buying on Lease Land
The Controlling Documents
Request the complete lease or sublease, applicable master lease, amendments and title report. Ask the title and escrow team which documents and parcel identifiers control this transaction.
Remaining Term & Expiration
Read the term, extension provisions and end-of-lease treatment with qualified counsel. Do not treat a renewal as automatic; the BIA explains that extensions are a landowner decision. [5]
Rent & Adjustments
Separate current rent from scheduled or formula-based increases, review dates, pass-through charges and any amount due at transfer. Ask for explanations in writing.
Financing Review
Have the lender review the actual lease under the proposed loan program before relying on a prequalification. Fannie Mae, for example, publishes specific leasehold underwriting requirements; that is not universal approval. [7]
Assignment & Closing
Have escrow confirm required consents, processing, document recording and who pays the applicable costs. Agua Caliente Realty and Trust Services is a source for the relevant leasing and record procedures. [6]
Resale & Future Plans
Discuss how the remaining term, payment changes and lender requirements could affect a later buyer. Confirm the permissions needed for improvements rather than assuming leasehold use allows every project.
This is general orientation, not a title opinion, legal advice or a loan commitment. Ask Traci to help coordinate the property questions with qualified title, escrow, lending and legal professionals.
Picture Your Week Beyond the Front Gate.
The right location supports your ordinary days as well as the occasional desert weekend. Compare public places you can use with amenities that require a membership, and try the routes from each home.
Sunnylands: Gardens and History
Sunnylands offers public access to its Center & Gardens separately from ticketed historic-estate tours. Explore the visitor information and current calendar rather than assuming both visits use the same reservation. [24]
Library & Observatory
The Rancho Mirage Library & Observatory offers reading and learning resources, public programs and astronomy activities. Its program pages distinguish observatory experiences and explain how to participate. [25] [26]
Dining & Entertainment at The River
The River’s operator describes an outdoor shopping, dining and entertainment destination in Rancho Mirage. Visit at a time you would actually go, and use the current directory instead of relying on an old restaurant list. [27]
Parks & Desert Trails
Michael S. Wolfson Park provides a garden-and-path setting, while the Desert Recreation District lists Jack Rabbit Trail as a local hiking option. Check access, weather and the route’s demands before heading out; public recreation is different from private-club access. [28] [29]
For errands, healthcare visits, work and school, confirm the actual destination and travel routine. This guide does not promise a commute time, medical-provider availability or particular service coverage.
Schools for a Rancho Mirage Home Search.
Start with the home’s district, then the assigned campus and programs. Rancho Mirage has PSUSD campuses, while DSUSD states that it also serves children from parts of the city. A city name or nearest-school search is not enough to determine attendance. [34] [35]
Confirm the Exact Address and Grade.
Use the appropriate district’s locator or boundary resources, then confirm placement for your student’s grade and move date with registration staff. PSUSD cautions that its locator does not guarantee enrollment. DSUSD’s boundary page carries an older effective-year label, so check the current assignment with the district rather than treating the map as a promise. [36] [37]

A Note About Older Palm Valley School Listings
Older area guides may still list Palm Valley School as an active Rancho Mirage option. KESQ reported that school officials announced its closure for the 2026–27 year, and an August follow-up reported that it had closed in June even though its website remained online. It is therefore not included as an active campus here. [49] [50]
For private or specialized options elsewhere in the valley, contact the provider about its current campus, grades, applications and operating status before making plans.
Explore Programs and Student Support.
PSUSD lists CAFE Academy, RACE Academy and the Technical Theater Pathway at Rancho Mirage High School. Start with the published program information, then ask a counselor about current course sequences, applications and fit. A program listing is not an admission guarantee. [43]
Academies & Career Pathways
Compare the work students do, prerequisites, course scheduling and any application required. Bring questions about college plans, creative interests or career exploration to the school rather than choosing from an acronym alone.
Learning Beyond the Classroom
Ask about arts, athletics, clubs, counseling, accessibility and support services. Discuss an existing learning plan with appropriate staff. Library and observatory programs can complement school learning, but their schedules and participation arrangements are separate. [26]
Plan the School Day Alongside the Move.
Enrollment & Moving Dates
PSUSD publishes online enrollment steps and a document checklist. Contact the receiving district about residency records, age documentation, immunization information, start dates and assistance with alternative documentation. Use DSUSD’s process when that district serves the home. [44]
Preschool, TK & Kindergarten
Preschool and school enrollment are separate processes. PSUSD’s Early Childhood Education page explains its programs; confirm age eligibility, documents and available space for the intended school year. For TK or kindergarten, use current district enrollment guidance rather than an old age chart. [46]
Transfers & Transportation
Ask the district about current transfer windows, approvals, capacity and transportation responsibilities. A purchase near a campus or a transfer request does not reserve a seat. PSUSD publishes separate school-choice and transfer procedures. [45]
Research Beyond a Rating
Review official School Accountability Report Cards and the California School Dashboard, paying attention to reporting dates, programs and the measures relevant to your student. Use that information alongside a school visit and a conversation with staff—not a single neighborhood label. [47] [48]
For the next conversation: bring the home address, student’s grade and expected move date. Ask about bell times, pickup, bus eligibility, before- and after-school care, and waiting lists. Traci can help organize the property search around the needs you identify; the education provider confirms enrollment.
Compare the Home and Its Responsibilities.
A useful showing is the beginning of the review, not the end. These questions help turn a promising listing into a clearer purchase decision.
Title, Land & Association
Confirm the land arrangement, recorded restrictions and governing HOA before comparing costs. Use the lease-land checklist when applicable; a community name is not a title report.
Condition & Desert Maintenance
Review the roof, cooling equipment, windows, pool and irrigation with qualified inspectors. Request available service and utility records, and compare the shade and sun where you would actually spend time.
HOA, Club & Assessments
Obtain current financial and governing documents, maintenance allocations, insurance information and disclosed assessments. Separate compulsory charges from the memberships or optional services you would select.
Renovations & Future Space
Check permit records for added rooms, garage conversions and detached spaces. Contact City Planning and Building & Safety about a proposed alteration, including any historic-resource or design review that applies. [30] [31]
The Whole Ownership Budget
Put financing, taxes, insurance, utilities, HOA, land rent where applicable and upkeep in one comparison. Request property-specific estimates; a seller’s tax bill or insurance premium may not match a buyer’s.
Second-Home & Builder Details
Plan property checks and services while away. For a new home, compare the actual homesite, included finishes, solar terms and delivery commitments. Clarify representation before registration or touring with a builder.
Check the Rules Before Counting the Income.
Short-Term Rentals Are Not a Default Option
Rancho Mirage’s published rule prohibits short-term dwelling rentals throughout the city and defines short-term as 27 consecutive calendar days or less. Its explanation includes advertising and home-sharing, not just completed bookings. [32]
Longer occupancy still needs its own review. An HOA, lease or other controlling agreement may impose additional conditions; do not assume that setting a 28-day minimum clears every requirement. Ask City staff and the appropriate professionals about the exact property and jurisdiction.
ADUs, Casitas & Permits
A detached guest room, casita and approved accessory dwelling unit are not interchangeable descriptions. Ask the City and qualified design professionals about the lot, utilities, easements, permits and intended use. [30] [31]
California HCD maintains an updated ADU Handbook. Review current state guidance alongside the applicable local process instead of assuming older ordinance wording or a pre-approved floor plan settles a specific project. Tribal or leased-land requirements need their own review. [33]
Keep construction and rental permission separate. Approval for added living space is not a promise of rental eligibility or income. Confirm both before assigning value to a proposed unit.
Selling in Rancho Mirage? Compare the Right Competition.
A citywide average cannot price a specific leasehold condo, club-community residence or newer detached home. Start with similar properties buyers could choose today.
Traci can help review recent comparable sales, competing listings, condition, improvements and the ownership arrangement. Compare land terms and ongoing charges as well as square footage.
Gather permit records, equipment and roof history, solar agreements, association documents and any lease amendments. Separate confirmed club benefits from optional memberships so buyers can understand what is actually offered.
For leasehold property, organize the relevant documents early and have escrow identify the required processing. Clear records are more useful than a broad promise that a lease can easily be renewed.
Rancho Mirage Real Estate Questions.
Does Rancho Mirage have Indian lease-land properties?
The research identifies Mission Hills examples, supported by the club’s lease history and a broker’s historical property record. Review the lease-land section for the sources and questions to ask. It does not classify every Rancho Mirage or Mission Hills property. [2] [4]
Where can I look at the official land map?
Use the Agua Caliente map and address-finder links above. The tools provide land-status and reservation context, not a substitute for a lease, title report or parcel-specific advice. [1]
Is every land lease an Indian land lease?
No. Private fee-owned land can also be leased. Have the actual lessor, ownership interest and documents confirmed instead of using “leased land” and “Indian trust land” interchangeably. [5]
Will a land lease automatically renew?
Do not assume renewal. Read the actual rights and documented amendments with qualified advisers; the BIA says landowners decide whether to extend leases. [5]
Can I finance a leasehold home?
Ask the lender to evaluate the lease and property under the intended loan program. Published requirements exist, but general prequalification is not approval of a particular leasehold transaction. [7]
Does a country-club home include golf?
Which residential communities should I compare?
Use the selected community directory to identify names, then narrow the search by available homes, floor plans, ownership terms and the services you would use.
Is Rancho Mirage served by only one public-school district?
No citywide assumption should replace an address check. DSUSD expressly includes parts of Rancho Mirage in its service area; this guide also lists local PSUSD campuses. Use the school section and confirm the home’s district and assignment. [35]
Why is Palm Valley School not listed as an active campus?
School officials announced closure for 2026–27, and later reporting confirmed the June closure. Older websites and directories may still appear in searches. See the school-status note before relying on an older listing. [49] [50]
Can I use a Rancho Mirage home for weekend vacation rentals?
The City prohibits short-term dwelling rentals of 27 consecutive days or less, including advertising and home-sharing. Review the rental section and confirm all applicable public and private restrictions for the address. [32]
Does an advertised casita prove that an ADU is approved?
No. Ask for the permit and approved-use records, then review any proposed changes with the applicable authorities and qualified professionals. An attractive description does not establish construction or rental permission.
How do I begin a Rancho Mirage search with Traci?
